Why terraces leak
Flat concrete terraces expand and contract with heat, opening hairline cracks. Add poor slope, blocked outlets, and weak parapet junctions, and water ponds exactly where it can find a way in.
What a proper system looks like
- Crack treatment and junction sealing at parapets and outlets
- A primer suited to the surface
- A layered, flexible membrane (elastomeric or PU) with correct slope
- A ponding test before sign-off — proof, not promises
Making it last
Pair the membrane with a reflective top coat to reduce thermal cracking and cool the rooms below. Then keep outlets clear and inspect before each monsoon — small maintenance protects a big investment.
